The hotel is 700 metres from Haymarket Rail Station and 800 metres from Princes Street shops. Edinburgh Castle and the EICC are less than 2 km away. The neighbourhood is calm yet well-connected - the tram stop is at the end of the road, offering direct airport links (about 20 minutes), and the Airlink bus stops at Haymarket. For walking, the city centre and Christmas markets are roughly 20 minutes on foot, and Dean Village is just around the corner. Paid street parking is available at £4.90 per hour, and a residential car park can be reserved in advance for £20/night. A blue badge holder can park free in nearby pay-and-display bays.

Rooms are generally spacious, with some featuring king-size sleigh beds, sofa seating and castle views. All rooms include a private bathroom with either a walk-in shower or a bath with a shower overhead; hair dryers, towel warmers and toiletries are supplied. Basic amenities cover a digital TV, ironing board, tea/coffee maker and luggage storage. Some rooms have been renovated but the overall feel is older and traditional - the property can show wear in furniture and bathrooms. Basement or top-floor rooms may involve stairs (no lift), and street-facing rooms can experience more noise. Quad rooms include a double sofa bed, suitable for families or groups of adults. Light sleepers may prefer a room away from the road. The style is simple and functional rather than modern, best used as a base for exploring the city.

Breakfast is a continental buffet (bread, pastries, yogurt, fruit, cheese and ham, cereals, filter coffee and juice) available for £9.50 per person - bookable when reserving the room or on arrival. There is no hot cooked option at present. The Manor Lounge bar is styled after a traditional Scottish pub, stocking a variety of whiskies, and also serves as the bar and snack area. A coffee machine and snack bar are on site, and takeaways can be brought back to the room to eat. For a wider evening meal choice, several restaurants and cafés are within a 5-10 minute walk.

The hotel does not have a swimming pool, spa, fitness centre or similar leisure amenities. The main leisure offering is the on-site bar, which provides a relaxed setting for a drink. For outdoor activity, the Water of Leith walking path is nearby, and the city's many attractions, shops and parks are within walking distance.
