Located directly on the beachfront, the resort provides a short, easy walk from the building to the sand. The Cocoa Beach Pier is less than a 2-minute walk, offering dining and drinks. A Publix supermarket is within a short walk for groceries and supplies. The property is a 13-minute drive from the Kennedy Space Center, and Port Canaveral is conveniently close. Free private parking is available on-site and does not require a reservation; the parking is covered, which keeps cars cool. The area is very walkable, with numerous restaurants, bars, and shops within a few blocks. The beach itself is well-suited for surfing, and rocket launches from Kennedy Space Center are visible from the beach.

All units are oceanfront and come with a private balcony, though only rooms on the 3rd floor and above have clear, unobstructed ocean views. Lower floors (especially 2nd floor) face dense vegetation and trees, which block the ocean entirely. The suites are large, with separate living and dining spaces, and are well-equipped: a full kitchen with a stovetop, refrigerator, dishwasher, and kitchenware, plus a washer/dryer in each unit. Floors have tile throughout (no carpet). Bedding is a mix of king, twin, and queen sofa beds depending on the suite. Bed comfort varies noticeably; some units have very firm, squeaky or uncomfortable beds, while others are reported as comfortable. The property is older and the units show their age - furniture and decor are dated, and some fixtures, dishwashers, and faucets show corrosion or wear. Air conditioning is provided. The standalone cafe and restaurant are separate from the accommodation and require payment via credit card.

The outdoor pool is heated and open all year, consistently reported as clean and a nice temperature. The hot tub has powerful jets and is popular for relaxation. A sauna is available. The fitness centre is equipped and free. For sports and games, there are two tennis courts (with pickleball lines), a basketball court, a game room with pool tables and ping-pong, and a range of family games including board games and an indoor play area. The property also offers a private beach area with beach chairs available to rent (USD 5 per day or USD 20 per week). Beach and pool towels are provided in each room. The resort's activity coordinator runs games and crafts for both children and adults. The pool area lacks privacy from the parking lot.
