This Kissimmee resort places guests within an 11-minute drive of Walt Disney World Resort and a 12-minute drive of ESPN Wide World of Sports. SeaWorld is 13 km away, and Old Town amusement park is 3 km away. A scheduled shuttle service covers Disney, Universal Orlando, and SeaWorld. The immediate surroundings include busy highways and strip malls; walking off the grounds is not practical. A car is essential for independent exploration, with free on-site parking available. Numerous restaurants and grocery stores are within 2 km, including Sam's Club, Super Walmart, and Publix.

All units are two-story townhomes featuring a downstairs living/dining/kitchen area and two upstairs bedrooms (one king, one with two twin beds) plus a full bathroom on the upper floor and a half bath downstairs. A sofa bed in the living room accommodates additional guests, though the mattress is thin. The townhomes include a private screened patio, air conditioning, carpeted floors, flat-screen TV, and a stackable washer/dryer. Kitchens come with cookware, dishes, and dishwasher; basic supplies like detergent and toilet paper are provided initially but extras may be requested. Some units show signs of age with worn carpet, rusted hinges, and outdated ceiling fans. For a consistent experience, newer units are preferable.

Bear's Bean Co. Coffee Bar serves breakfast, brunch, and lunch, while River's Landing Pool Bar offers lunch and cocktails in a family-friendly setting. Oreos Poolside Cafe provides light fare in the afternoons (not free). The coffee bar and lazy river bar are open daily. A range of dining options are within 0.5 km, including Cicis, Pizza Hut, Arby's, and California Pizza Oven. For self-catering, the townhome kitchens are fully stocked with pots, pans, and utensils; groceries are a short drive away at Walmart or Publix.

The water park area features a heated lazy river, three-story water slides (minimum 48 inches height, single rider), a children's splash pad, and three hot tubs. Pools are open year-round. A fitness centre, sauna, hot tub/jacuzzi, and spa (additional charge) are available. Other on-site activities include mini golf, tennis, basketball, volleyball, table tennis, and a game room. Daily children's activities (e.g., foam party, bingo) are often offered for an extra fee. The main pool area has designated hours and rules that restrict outside pool toys and horseplay. The small lazy river can feel slow. Heated pools and lazy river open until 11:00 PM.

Free on-site parking requires a reservation. A free scheduled shuttle runs to Disney, Universal, and SeaWorld. Pets up to 18.1 kg are allowed on request with a non-refundable fee of USD 89 plus tax. No internet access is available on site; the property is a tech-free zone. A business centre is available.
