The hotel sits in a luxury shopping street, directly opposite Louis Vuitton and a minute's walk from Saint Mark's Square and the Grand Canal. The closest vaporetto stop is San Marco Vallaresso (200 meters), connecting to the airport via Alilaguna waterbus. From Santa Lucia train station, take line 1 or 2 to San Marco Vallaresso (30-40 minutes, €9.50) or walk in 25 minutes across many bridges. A private water taxi from the station costs €60-80 and drops you at Cà Giustinian pier, 50 meters from San Marco Square. The hotel is easy to find from the ferry stops - a stone plaque marks the entrance.

Rooms vary in size and shape due to the historic building. Standard rooms can feel compact, especially with large luggage, while superior rooms offer more space and are recommended for stays of three nights or more. Most rooms can be set up with twin beds on request. A few rooms have a walk-in shower (request in advance). Private bathrooms include a hairdryer and toiletries. Tea-making facilities are available on request at reception. Rooms facing the pedestrian street can be noisy until well after midnight, so light sleepers may prefer rooms away from the main thoroughfare. Rooms are cleaned daily with fresh towels and small treats left each day.

Breakfast is included in all reservations and served from 7:30 to 10:30 in a small mezzanine room. The buffet includes breads, pastries, fresh fruit, cereals, yogurt, and hot drinks. A staff member serves items from the buffet rather than self-service, which can create a queue during busy periods. Gluten-free bread and cereals, as well as vegan options like fresh fruit salad, are available if requested in advance. An express breakfast box can be provided for early check-outs. The hotel has no restaurant, but the area around Saint Mark's Square offers numerous dining options, including several within a three-minute walk such as Harry's Bar and Osteria Enoteca San Marco.

There is no swimming pool, spa, or wellness centre at the hotel.
