LEONE X GUEST HOUSE, Florence

The property is a 15-minute walk from Florence Cathedral and about 20 minutes on foot to the historic centre. The nearest tram stop (Strozzi Fallacci) is nearby and connects directly to the airport and central station, making car-free city access easy. Several restaurants, bars, and cafés are within a 5-minute walk, including a Chinese restaurant and a Carrefour market open late. The area feels quiet and safe, though San Lorenzo Market is a 10-minute walk in the opposite direction. Guests consistently describe the location as well connected for both business (conference centre) and leisure trips.

Rooms are en-suite with tiled floors, a wardrobe, and a desk or seating area. The studio layout also includes a kitchen with a stovetop and refrigerator. Room sizes vary: a large room option is available, and some rooms are described as spacious and clean. However, rooms on the street side (especially rooms 6 and 7) are consistently reported as noisy due to heavy traffic, with noise continuing until late. The air conditioning is controlled remotely by the host; guests must request it be turned on or off, and it may not always provide sufficient cooling or heating. Windows are not soundproofed, and some rooms have windows facing an inner courtyard (quieter option) or the street (noisier). Bed preference can be requested at booking. The rooms are basic but well priced for the area.

The guest house does not operate a restaurant or serve breakfast. The shared kitchen on the second floor includes a microwave, kettle, refrigerator, and basic crockery, but no pans or cooking oil. Several restaurants and cafés are within a 300-metre walk, offering Tuscan cuisine, pizza, and other options. The host can also provide discounts at selected surrounding Tuscan restaurants. For self-catering, a Carrefour market is a short walk away.

The nearest wellness and leisure options are found within a short walk in the city centre.

The property offers express self check-in/out via a key code system, a tour desk for booking museum tickets and guided tours, and luggage storage in the shared entrance hall before check-in or after check-out. Cleaning service is not automatic - guests have reported that rooms are not routinely tidied, so those expecting daily servicing should clarify expectations. Housekeeping appears to be on request only. The host communicates via WhatsApp and is generally responsive, though getting an invoice may require persistence. The building has key-card access, and the area is considered safe at night.
