Relais Twelve B&B sits in the heart of Florence, just 400 metres from Santa Maria Novella Basilica and Cathedral, and a short walk to the Duomo, the San Lorenzo Market, and the Uffizi Gallery. The central train station is 500 metres away, making day trips easy. The surrounding streets are packed with trattorias, bars, and shops. Double-glazed windows keep most street noise out, but rooms facing the pedestrian area may still pick up some evening bustle. A partner garage is a 5-minute walk for those arriving by car.

The B&B occupies a single apartment with five rooms: four Superior rooms (approx. 16 m2) and one Suite (approx. 28-30 m2). All units feature air conditioning, heating, parquet floors, flat-screen TV, electric kettle, tea and coffee facilities, and a private bathroom with shower, bidet, and free toiletries. The Suite adds a separate living area and inner courtyard view. Rooms are described as clean, comfortable, and well equipped, with extra touches like welcome snacks, bath products, and a water dispenser in the common area. No balconies are available. Rooms away from the street tend to be quieter, while those facing the pedestrian street can be lively when windows are open.

The property does not have its own restaurant or kitchen. A paid breakfast (€3 per person per day) is served at the Pompi café, just 40 metres from the entrance, offering a hot drink and a croissant or pastry. For lunch and dinner, the area is full of local and international dining options within a 2-5-minute walk - Trattoria Mario, Da Nerbone, and several pizzerias are all within 300 metres. A minimarket on site and a water dispenser in the lobby help with self-catering and hydration.

The property does not have a swimming pool, spa, or fitness facilities. For leisure activities, bike tours and walking tours can be booked at an additional charge, and cooking classes are available off-site. The central location makes it easy to explore Florence's museums, galleries, and gardens on foot.

WiFi is free throughout. Services include daily housekeeping, free luggage storage (useful for early arrivals or late departures), a tour desk for tickets and maps, and fax/photocopying. A lift gives access to the apartment floor. Security is provided by CCTV, fire extinguishers, and key-card access. A baby cot is available on request. No airport shuttle is offered.
