The location is one of Venice's quieter pockets, surrounded by galleries, charming gardens, and typical Venetian streets. St. Mark's Square is 15 minutes on foot or 3 minutes by waterbus. Three nearby vaporetto stops - Accademia, Zattere, and Spirito Santo - connect directly to the train station (25-30 min walk or waterbus line 2) and the airport (public transport about 60-100 minutes; private water taxi 30-40 minutes). Parking is at Piazzale Roma or Tronchetto, both accessible by waterbus. The area is safe, and the immediate street is a cul-de-sac, keeping it very quiet at night. Several restaurants and a supermarket are within a 5-minute walk.

The property offers six rooms on the first floor - each with private bathroom, air conditioning, soundproofing, mini-fridge, flat-screen TV, and free Wi-Fi. Rooms have traditional furnishings, Venetian chandeliers, and carpeted floors. Some rooms have spa baths (Junior Suites), and one Junior Suite includes a balcony. All other rooms have showers. A two-bedroom apartment with its own entrance occupies the same building; it has two separate bedrooms (beds can be configured as singles or doubles), a living area, and a fully equipped kitchen. The apartment is on the ground floor with just one step at the entrance. Standard bed size is 90x190 cm. Kettles are available on request. Rooms can feel small, and some face an internal courtyard. The two-bedroom apartment is spacious and quiet, suitable for families. All rooms are cleaned daily.

The only in-house dining option is breakfast, which is served in the room and costs €10 per person per day. The breakfast is described as a continental offering. A coffee house is on site, and wine/champagne can be ordered for an additional charge. The surrounding Dorsoduro area has numerous restaurants within a short walk, including Al Vecio Forner, Ristorante Cantinone Storico, and Taverna San Trovaso, all within 0.5 km. The neighbourhood has several cafés and a supermarket.

The property does not have a spa, wellness centre, swimming pool, or gym. Leisure activities rely entirely on exploring Venice's cultural attractions; the Peggy Guggenheim Collection is a 3-4 minute walk away, and the Accademia Gallery is 5-6 minutes on foot.
