Marketa's sits on a quiet street in James Bay, one of Victoria's most walkable neighbourhoods. The Inner Harbour, Parliament Buildings, and Royal BC Museum are within 10 minutes on foot; Fisherman's Wharf and Beacon Hill Park are about 15 minutes away. Bus routes 2 and 5 stop outside, with a $6 all-day pass. The Coho ferry terminal is a 2-3 block walk, and the Victoria Clipper dock is about 2.5 blocks away. Butchart Gardens is a 30-minute drive, and Island Adventure Tours (kayaking, whale watching) is 3 km away. Several restaurants, including O Cafe and Blue Crab Seafood House, are within 0.5 km.

Rooms are individually decorated with Edwardian character: hand-painted accents, four-poster beds, original artwork by the owner, and fireplaces. Select rooms include a two-person spa bath. Beds are queen-size with a range of pillow styles and are consistently described as very comfortable. Rooms with private bathrooms have en-suite facilities; some rooms share a bathroom with one other room. A room with a queen and a single bed (shared bathroom) can accommodate three adults. No rooms have balconies or air conditioning, but windows open. The heritage building means creaky floors and a lower toilet in some en-suites. A shared common area in the basement offers a fridge, microwave, and tea/coffee.

Breakfast is a highlight, included in the rate and served from a menu. Start with home-baked scones or muffins and coffee, followed by cooked options such as Eggs Benedict, Eggs Florentine, pancakes with fresh fruit, French toast, or Montreal-style bagels. Gluten-free (buns, pancakes, cereals, bread) and vegan (fruit bowl, cereal, almond milk) alternatives are available on request. Breakfast is served in a communal setting at shared tables, encouraging conversation with other travellers. There is no restaurant, bar, or dinner service on-site, but several restaurants are a short walk away. Coffee and tea are available throughout the day.

The property has a hot tub/jacuzzi available for guest use, with tubs designed for two people. Outdoor spaces include a garden with outdoor furniture and a picnic area. The surrounding area offers numerous activities: hiking trails in Beacon Hill Park (15 min walk), cycling, canoeing, diving, fishing, snorkelling, windsurfing (additional charge, off-site), as well as walking tours, bike tours, and cultural classes. The beach is nearby, with a bus stop half a block away for easy access.

Free Wi-Fi is available throughout. Daily housekeeping is included. Luggage storage is available; electric bikes can be locked behind the house under the stairs. A shared lounge/TV area and a basement common space with fridge, microwave, and tea/coffee are accessible to guests. Room service is offered. A welcome drink is provided.
