The property is situated on a canal in the historic Cannaregio sestiere, offering a peaceful retreat from the main tourist crowds while still being central. Fondamente Nove is the main vaporetto hub for boats to Murano, Burano, Torcello, and the airport (Alilaguna line). Rialto Bridge is a 10-minute walk, Saint Mark's Square is under 15 minutes, and the Venezia Santa Lucia train station is 2 km away. Although Venice is walkable, the water-bus stop at the doorstep makes island day trips and airport transfers straightforward. A supermarket, cinema, and several restaurants are within a few minutes' walk.

Rooms are basic and functional, with parquet or stone floors, a desk, wardrobe, and heating. Some rooms include a private bathroom with shower and bidet, while others have shared bathroom facilities with 8 rooms sharing 5 bathrooms per floor. A private bathroom is located outside the room itself, across the hall. All rooms have windows, and many offer canal, lagoon, or rooftop views. There is no air conditioning-only standing fans are provided-and open windows can let in boat noise and mosquitoes. The building has no lift; rooms are on the 2nd or 3rd floor. Bed types include single, twin (two single beds), double, and quadruple configurations, often with bunk beds. The furniture is older, with basic linens provided.

Breakfast can be purchased for €10 per person, or you can use the ground-floor coffee machine and vending machines for drinks and snacks. There is no restaurant on site, but the location is well served by pizzerias, restaurants, and bars within a few minutes' walk: Pizzeria Gelateria Al Giu, Algiubagio Restaurant, Ristorante Pizzeria Da Alvise, and Osteria Al Tajer are all about 0.5 km away. The refreshment area provides a refrigerator, microwave, kettle, disposable cutlery, a counter with stools, and in summer a terrace in the private courtyard-making self-catered meals feasible.

The property features a garden and a chapel on-site, plus a picnic area with outdoor furniture. A children's outdoor play area is provided for families. The Fondamente Nove water-bus stop offers direct access to Murano, Burano, and the Lido beaches. There is no fitness centre, spa, or pool. The quiet Cannaregio location is ideal for relaxed walks along the canals.

Wi-Fi is free throughout the property. Reception services include free luggage storage (available both before check-in and after check-out), and an invoice can be provided. Laundry service costs €10-20. A vending machine offers drinks and snacks, and the refreshment area has a fridge, microwave, and kettle. Business facilities, including a meeting/banquet room and fax/photocopying, are available for an additional charge.
