The neighbourhood around Santo Spirito is full of authentic trattorias, bars, and gelaterie, with a relaxed, non-touristy feel. From the train station, it's a 15-20 minute walk or a 5-minute ride on bus no. 7. The property is within a restricted traffic zone (ZTL), so car access is limited; the closest parking is at Garage Porta Romana, about 800 m away. Most major sights, including the Uffizi and the Duomo, are within a comfortable 15-minute stroll, making it ideal for exploring on foot.

Rooms have been thoughtfully renovated, preserving original features while offering contemporary comfort. All accommodation includes a private bathroom with a shower (the Suite has a bathtub on the upper level), air conditioning, heating, a flat-screen TV with streaming services, a minibar, an electric kettle, and a safe deposit box. The Suite is split over two floors with a queen bed downstairs, a single bed (or extra bed) upstairs, a kitchenette, and no door between levels. Some superior rooms can accommodate an extra bed. Room sizes vary; rooms at the back overlooking the garden tend to be quieter and more spacious. Rooms facing the street may have less natural light, but the area is generally quiet. A note for light sleepers: earplugs are provided. No rooms have a balcony.
