The hotel sits in the Schwabing business district, about 31 km from Munich Airport and 4 km from the BMW Museum. Tram 23 stops right outside the front door and connects via the U6 metro to Marienplatz and the city centre in about 20 minutes total. The Zenith concert venue is a 21-minute bus ride away using the direct bus from the hotel. An Aldi supermarket is in the same building, and several restaurants including L'Osteria and a burger grill are within a short walk. Nearby playgrounds make the area suitable for families. The location is practical for accessing the Allianz Arena by car or public transport. For those driving, the A9 motorway is quickly reachable, but road-facing rooms can pick up traffic noise, especially at night.

All rooms include air conditioning (limited to a minimum of 17°C), a private bathroom with walk-in shower, hairdryer, and either an electric kettle or coffee machine. Some rooms have a balcony. The beds are twin beds pushed together that can separate, or a double. Rooms on the road side can be noisy, and the bathroom ventilation fan runs continuously and cannot be turned off - earplugs are advisable. Room cleaning is not automatic; it must be requested at check-in. The air conditioning system can make the room feel dry, and opening the window introduces significant traffic noise. The standard rooms are compact but well-suited for a short stay or business trip. Triple rooms are available. Connecting rooms are not possible, but rooms can be arranged close together.
