The hotel occupies a historic Venetian building in a quiet, art-focused neighbourhood away from the main tourist crowds. St. Mark's Square is 15 minutes on foot or two vaporetto stops away. The Accademia Bridge and Basilica of Santa Maria della Salute are within a 5-minute walk. The Zattere water-bus stop (Alilaguna blue line, direct to the airport) is about 7 minutes away. Several well-regarded restaurants and cafés are within a 5-minute radius, including Ai Gondolieri and Osteria Sconta. The area is ideal for exploring on foot, with grocery shops and canal-side walks nearby.

All rooms include a private bathroom with shower, bidet, hairdryer, and complimentary toiletries. Bedding options range from double to triple and family rooms (up to 3 beds). Standard double rooms are compact, while superior and deluxe categories offer more space. Rooms feature a flat-screen TV with satellite channels, tea and coffee maker, wardrobe, and safe. Some rooms have an inner courtyard view; a few superior rooms overlook a canal. Ground-floor rooms may have limited natural light and are more susceptible to noise from HVAC machinery and occasional plumbing odours - higher floors are generally quieter and brighter. Air conditioning is available in all rooms but some units may have fixed temperature settings. The hotel does not have rooms with balconies.

Breakfast is offered in a bright, modern dining room on the first floor, accessible by lift. The buffet includes bread, pastries, cold cuts, cheese, eggs, fresh fruit, yoghurt, cereal, coffee, tea, and fruit juice. Prosecco is also available for a sparkling start. The bar/lounge area serves beverages and simple snacks throughout the day, with outdoor tables by the canal in fine weather. There is no restaurant for full meals, but the surrounding neighbourhood offers numerous dining options within a short walk - the front desk can provide recommendations and assist with reservations.

The hotel does not offer dedicated wellness or leisure facilities such as a spa, swimming pool, or gym. For downtime, the terrace provides a pleasant outdoor space with canal views, where drinks from the bar can be enjoyed. The quiet Dorsoduro setting is itself a leisure asset - ideal for strolls along the canal, art gallery visits (Peggy Guggenheim Collection is a 2-minute walk), and exploring local artisan shops. The Accademia Bridge and St. Mark's Basin are also within easy walking distance.
