The property sits on the beach in Indian Shores, approximately 16 km south of Clearwater Beach. Indian Shores Beach is a three-minute walk away. A coffee shop, a classic dive bar, and an upscale bar and restaurant are within a block, and a bus runs every half hour for reaching shopping a bit farther. John's Pass is 9 km, Pier 60 is 17 km, and St. Pete-Clearwater International Airport is 22 km. The beach is private, quiet, and considered excellent for children, with a family-oriented, low-key environment not suited to large groups or parties.

The property comprises six individual villas, each rented to a single party at a time. Options include three one-bedroom Gulf-front villas (units 3, 4, 5, and 6) with full water views, sleeping up to four; two courtyard cottages sleeping four; and one two-bedroom, two-bathroom villa. All villas feature air conditioning, a private bathroom, a fully equipped kitchen (stovetop, refrigerator, dishwasher, cookware), a seating area, a flat-screen TV with cable, free Wi-Fi, and a balcony or patio-many with Gulf views. Beds are queen-sized; sofa beds are available, and a mattress topper can be provided on request. Two-bedroom units include a second private bathroom and a walk-in shower. The villa style is not brand-new but is well-maintained, clean, and comfortable, with soul and character distinct from large corporate hotels.

Breakfast is not served on site. The owner occasionally serves treats and a Sunday brunch for longer-stay visitors, and sometimes a Thirsty Thursday gathering where attendees bring a dish. Villas have a full kitchen (including stovetop, refrigerator, dishwasher, and cookware), plus a barbecue and outdoor dining area. A grocery delivery service from Publix is available for stocking the kitchen. A coffee shop and a classic dive bar are within a block, an upscale bar and restaurant sits directly across the street, and additional restaurants are within easy walking distance.

The property has a private beach area with free sun loungers, beach chairs, umbrellas, and towels. Canoeing and fishing are available (fishing at an additional charge). A tennis court (free, off-site), a garden, an outdoor fireplace, a picnic area, and barbecue facilities are also on site. There is no swimming pool or spa on the property. The beach itself is quiet, private, and very suitable for children.

Free private parking is available on site without reservation, including accessible parking. Free Wi-Fi is available in all villas. Express check-in/check-out is offered. Daily housekeeping and laundry services are available at an additional charge. The property runs a small team of two, known for warm, personalized attention-owners regularly check in, and the atmosphere is described as welcoming and family-like.
