The resort's position outside town provides a quieter atmosphere than central Sedona, though some units near the main road (89A) may experience traffic noise. The units are compact (approx. 400 sq. ft. for a one-bedroom) and are often described as having a camper-like feel. One-bedroom cottages feature a queen bed, a sofa sleeper in the living area, a galley kitchen with full-size refrigerator, stovetop (no oven in most units), microwave, dishwasher, and basic cookware. The bedroom is small, with limited space for suitcases. Two-bedroom units consist of a main cottage plus a separate studio bedroom across a shared deck. All beds are queen-sized. Floor-level air conditioning vents provide cooling and heating, but temperature control can be uneven. Darkening curtains are minimal, and skylights allow early morning light. Rooms lack balconies but have private patios with outdoor furniture and a charcoal barbecue (gas grills available on request). Bella Vita Ristorante is open Wednesday through Sunday from 17:00 to 20:00, offering Italian dishes and vegetarian options. The restaurant has a bar and lounge and hosts live music in a patio area. It does not serve breakfast. The resort has no on-site store or breakfast service; guests typically use the full kitchen in their cottage to prepare meals or drive into Sedona for dining. Several grocery stores (e.g., Safeway) are a short drive away. The surrounding area offers many restaurants in uptown Sedona and in the towns of Cottonwood and Jerome.

The outdoor heated saltwater pool is open daily from 08:00-22:00 (subject to maintenance closures). There are several hot tubs including a quieter adult-only 'Lagoon' spa. The fitness center is equipped with treadmill, elliptical, bike, and strength equipment. A 18-hole miniature golf course is free for all.
