The property sits in a peaceful residential area, far enough from the tourist crowds for a quiet night's sleep. The WeGo bus stop on River Road is a block away, connecting to the falls, Clifton Hill, and other attractions. Niagara Falls is a 3-minute drive or 20-minute walk along a scenic walking trail. Niagara Falls Train Station and GO station are less than 10 minutes on foot. Queen Street restaurants and the bus terminal are within a 7-15 minute walk, while downtown Niagara Falls is a few blocks away. Free on-site parking eliminates the need to pay for daily parking near the falls, which costs approximately 10 CAD per day.

Rooms are individually decorated (soft greens, pinks, yellows) and include an en suite or private external bathroom. Each room has air conditioning, heating, tea and coffee facilities, free toiletries, and a work desk. Bedrooms feature openable windows; the Blue room is on the upper floor with a private bathroom and no balcony. No room has a private balcony. The shared lounge and dining area provide additional space. Cable TV is available in the living room but not in individual rooms. The property is older but well-maintained; rooms are spacious with large windows and ceiling fans. The overall atmosphere is quiet and suited for rest after a day of exploring.

Breakfast includes warm dishes such as eggs, pancakes, French toast, bacon, sausage, fresh fruit, juice, and maple syrup. Dietary allergies and preferences (including celiac needs) are accommodated - the host asks about allergies at check-in. Breakfast is served family-style at a communal table. A self-serve coffee and tea station is available, and a fridge is provided for storing leftovers. If you need to leave before breakfast time, a packed lunch bag can be arranged the night before. The property does not have a restaurant or bar, but several restaurants (Jeffro's BBQ, Taps Brewhouse, Paris Crepes Cafe) are within a 1 km walk.

Guests can enjoy the garden, sun terrace, and outdoor furniture. The property provides a shared lounge/TV area for relaxation. Nearby leisure options include a golf course within 3 km and walking tours. The quiet neighbourhood and walking trail provide a pleasant environment for evening strolls.
