Located on Royal Terrace, the hotel is on a peaceful street yet within easy walking distance of major sights: Holyrood Palace, Calton Hill, and Princes Street are all about 10-15 minutes on foot. The nearest tram stop provides direct links to Edinburgh Airport, and the bus station is a 15-minute walk away. Parking on Royal Terrace is paid weekday daytime (£2.90-£3.10/hour, free weekends and overnight), with a cheaper all-day option on London Road (£5) and a park-and-ride at Newcraighall train station (50p parking, £4 return train to the city centre). The surrounding area offers several restaurants, cafés, and a supermarket within a short walk.

Rooms vary significantly in size and character due to the building's age: many are described as very large and come with high ceilings, original features, and comfortable beds. Some double and twin rooms include a fireplace and offer mountain or garden views, while single rooms are located on the third floor (attic) with a window in the roof and no view. All rooms provide a flat-screen TV, electric kettle, tea/coffee, free toiletries, and hairdryer. The smallest twin room is on the third floor and has a large bathroom but a compact bedroom. No rooms have a balcony. Top-floor rooms may be warm in summer and can experience noise from wind or rattling windows. Rooms away from the road are quieter.

The only dining option is a continental breakfast bag delivered to the room door early each morning (often around 6am). Each person can choose up to 10 items such as fruit juices, hot chocolate, smoothies, milk, cereals (corn flakes, crunchy nut, rice crispies, frosties), oatcakes with butter and cheese, croissants, chocolate chip brioche, and yoghurts. All items are pre-packed, and crockery is disposable (paper plates, wooden cutlery). The shared dining room provides filter coffee, a toaster, microwave, and fridge that can be used any time. No restaurant, bar, or cooked breakfast is available. Several cafés and restaurants are a short walk away.

The hotel offers free Wi-Fi in all areas, a 24-hour front desk, concierge service, and daily housekeeping (limited to towel exchange unless requested). Luggage storage is available free of charge, and the shared lounge/TV area and dining room (with fridge, microwave, and toaster) can be used by all guests, including after checkout.
