The inn is a three-minute walk from the fast ferry dock, making ferry travel a scenic and practical option. Driving into Provincetown in summer can be congested; arriving via ferry avoids traffic. The location offers easy access to the town's art galleries, nightlife, and dining, while the hilltop setting keeps noise from the main strip to a minimum.

All rooms feature a queen bed (maximum two guests), flat-screen cable TV, a refrigerator, and free Wi-Fi. Several rooms have private bathrooms; three rooms on the second and third floors share a bathroom. The Superior Queen room (Room 1) has a private bath and is the only room with a bathtub. Coffee and tea are available throughout the day. For those needing more space or wanting to cook, the cottages have full kitchens. There is no restaurant on-site, but many dining options are within a block on Commercial Street.

The property features a sunning deck and a relaxation deck, both offering seating and views. The enclosed front porch provides a quiet spot for reading or watching the street. Beach towels and sunscreen are provided for trips to the nearby beach (a five-minute walk). Board games and puzzles are available. A bicycle rack is on site; a bike rental shop is next door. Temporary art galleries are also part of the property's rotating exhibitions. There is no pool or spa.
