Waterside Suites and Marina is located on the scenic Ocean Drive, about an hour's drive from Miami. Key Largo is 2 km away, John Pennekamp Coral Reef State Park is under 5 km from the hotel, and the Key Largo National Marine Sanctuary is 8 km away. The Rainbow Reef Dive Center is adjacent, making it convenient for snorkelling and diving trips. Several eateries, including Key Largo Conch House and Eco Eats, are within a 0.5 km walk. A lively bar (Sharkey's) sits directly across the canal, offering live music most evenings. The area is walkable to a handful of dining options, but a car is helpful for exploring farther attractions. Free parking is included with the resort fee.

All units are designed as two-level houses. Upstairs: a master bedroom with a king bed and a full bathroom (shower). Downstairs: a living area with a queen-size sofa bed, a half bathroom, and a kitchen with a full-size refrigerator, stovetop, microwave, and cookware. A private balcony is on the first floor, overlooking the marina. Rooms have air conditioning, heating, flat-screen TV, and free WiFi. There is no elevator; external stairs lead to the unit entrance, and internal stairs connect the floors. Some suites are designated accessible (grab rails, roll-in shower), though the bedroom remains upstairs. The property has undergone renovations; some units show wear, and maintenance issues such as hot water or air conditioning problems have been addressed by on-call staff. Pest control is conducted regularly; any sightings should be reported to the front desk for immediate treatment. Rooms facing the canal may hear live music from the bar opposite; requesting a quieter unit is recommended.

Waterside Suites and Marina does not operate a restaurant or provide breakfast. Lobby coffee (and occasional cookies) is offered during office hours. Each suite comes with a fully equipped kitchen - stove, microwave, refrigerator, cookware - allowing guests to prepare their own meals. Several restaurants are within a short walk: Key Largo Conch House (0.5 km) serves breakfast and other meals, and Sharkey's Shark Bite Grill is across the canal offering burgers and drinks with live music. For self-catering, groceries are available nearby. The kitchen is stocked with basic utensils but may be limited; if you plan extensive cooking, bringing additional tools can be helpful.

The heated outdoor swimming pool overlooks the canal and includes a shallow end, sun loungers, umbrellas, and poolside towels. Snorkelling and diving trips are available (additional charge) through the on-site Rainbow Reef Dive Center, located right next door. Kayak and paddleboard rentals are also offered at the property for an extra fee. There is no spa or gym. The marina setting provides a relaxing backdrop; sitting on the balcony watching boat traffic is a popular way to unwind. The pool is generally well-maintained, though occasional heating or cleanliness issues have been noted and addressed by staff.

Parking for cars is included in the $25/night resort fee; trailer and boat parking costs an additional $25/night. No dock space is available. Free WiFi is accessible throughout the property. The 24-hour front desk can assist with luggage storage, laundry (additional charge), and fax/photocopying. Housekeeping is provided daily upon request; otherwise, rooms are serviced at check-out. Pets are allowed for a $50/night fee. Accessible parking and some accessible units are available, but no elevator exists. Minimum check-in age is 18.
