The property is located on Via Alessandro Torlonia, overlooking the park and surrounded by gardens. Bologna metro station (line B) is about a 5-7 minute walk, providing direct access to the historic centre, Termini station, and the Vatican. Bus routes 60 and 62 stop nearby, with 62 running through the centre to St. Peter's Basilica. Walking to Termini takes about 25-30 minutes. The neighbourhood is safe, clean, and leafy, with supermarkets and a few restaurants (including a gelateria and pizza places) within a 10-minute walk. Parks such as Villa Paganini are also within 0.5 km.

All rooms include a private bathroom with a walk-in shower, hairdryer, and (in many cases) grab rails-a design carried over from the building's previous use as a care home. Several rooms overlook the garden or inner courtyard. Single rooms are compact but described as spacious for a single, with strong air conditioning. Double and twin/double rooms are noted as comfortable and clean. Triple rooms come in two configurations: one with 2 beds (garden view) and one with 3 beds (garden view). Road-facing rooms may experience some street noise; inner courtyard rooms are quieter but may lack an open view. The decor is modern and newly renovated. Wardrobes, a safe, an electric kettle, and a desk are provided.

Breakfast includes pastries, bread, cheese, cold cuts, boiled eggs, fresh fruit and juices, yoghurt, and cereal. Hot drinks (cappuccino, espresso) are prepared to order by the breakfast staff. The terrace on the 4th floor is used for breakfast and is also available for drinks in the afternoon and evening. There is no restaurant for lunch or dinner, but several restaurants, pizzerias, and a gelateria (Guttilla Alta Gelateria) are within a 5-10 minute walk. Paid wine/champagne is available. Some travellers have noted that the breakfast variety is basic; those wanting a hot cooked breakfast may find it limited.

The on-site leisure facilities are limited to the landscaped garden, a terrace on the 4th floor, and a shared lounge with TV. The adjacent Villa Torlonia park offers a large green space for walks, jogging, and picnics. Board games/puzzles are available for family entertainment.
