The hotel sits in the historic heart of Venice on a quiet street, away from the busiest tourist crowds. San Samuele (line 2) and S. Angelo (Alilaguna) vaporetto stops are each about 4-5 minutes on foot, providing direct connections to Venezia Santa Lucia train station (15 minutes by vaporetto) and Marco Polo Airport (50 minutes via Alilaguna orange line). Several restaurants, cafés, and shops are within a 2-minute walk, notably Campo San Stefano. For cruise passengers, the port is reachable by vaporetto; detailed route information is available from reception.

Accommodation options include single, double, twin, and triple rooms, all with private bathroom with shower, hairdryer, slippers, and free toiletries. Room features include air conditioning, heating, satellite TV, a wardrobe, and tiled floors. While listed as modern, individual room conditions can be inconsistent - some have mould in the shower, poorly maintained fixtures, or dated furniture. Double-bed requests may result in two single beds pushed together, which can separate. Noise from corridors and neighbouring rooms is noticeable due to thin doors and tiled hallways. The lift serves all floors; rooms on higher floors tend to have better views. No rooms are on the ground floor. Property-provided mosquito repellent devices are available.

Breakfast is served in a large, clean dining room that overlooks the inner courtyard, where outdoor seating is available in good weather. The buffet includes bread rolls, croissants, sliced cheese and ham, hard-boiled eggs, cereal, yoghurt, fresh fruit, juices, and a hot-drink machine. While the selection is sufficient for most, it is a continental-style offering without hot cooked items like omelettes or bacon. The breakfast is self-service and is included in the room rate. For variety, the hotel is surrounded by several restaurants and delis within a 2-minute walk, such as Ristorante San Stefano and Ostaria alle Botteghe.

A large inner garden with tables and chairs provides a quiet green space to relax after exploring the city. A first-floor terrace is also available, though it is not equipped with furniture.
