The resort sits in west Sedona, about 10 minutes by car from the historic uptown district and a short drive to numerous trailheads, including Boynton Canyon. Interstate 17 is steps away, so road noise is audible in many units. There are no restaurants or shops within walking distance, but several dining options and a grocery store are within a 5 km drive. For exploring further, Jerome is about 20 minutes away, and Flagstaff is reachable via the scenic Highway 89A.

Accommodations range from queen studios with a sofa bed to one- and two-bedroom suites with separate living areas. All units have air conditioning, cable TV with DVD players, and tea/coffee makers. Kitchens include a refrigerator, dishwasher, and microwave; multi-bedroom suites also feature a washer and dryer. First-floor rooms have patios, and second-floor rooms have balconies; views typically face internal walkways, parking lots, or the highway. Only about 30 of the 400 units have red rock views. The furniture and decor are widely described as outdated and worn, with reports of torn carpets, loose cabinet hinges, and old appliances. Soundproofing between floors is limited.

The property has no restaurant, bar, or room service. Breakfast is not included. Each unit is equipped with a full kitchen or kitchenette, and there are outdoor BBQ grills and a picnic area. Vending machines offer snacks and drinks. Grocery stores and a variety of restaurants are within a short drive. For arrivals after travel, stocking the kitchen beforehand is advisable.

The property features four outdoor heated pools and six hot tubs, weather permitting; one pool and hot tub area is reserved for adults 21 and over. Sun loungers and umbrellas are provided. A well-maintained fitness centre is available, though it is small. Leisure facilities include a children's playground, a games room, and a bocce court. Hiking trails are accessible directly from the property, including a loop trail west of the adjacent community college. An activities programme may include yoga, guided hikes, and crafts.

The 24-hour front desk provides concierge service, and a business centre with computers is in the lobby. Laundry facilities are available, including in-unit washer/dryers in multi-bedroom suites. The property is wheelchair accessible, with designated accessible rooms. There are no elevators, and many units involve steps. An airport shuttle is not available.
