The property sits directly on US1 (Overseas Highway), so some rooms experience traffic noise; rooms set back from the road are noticeably quieter. Upper Matecumbe Key is 800 m away, Theater of the Sea 4 km, Windley Key 4 km, and Anne's Beach an 11-minute drive. Numerous restaurants, bars, and a supermarket are within walking distance, and free parking is available on site.

Room types include studios with a queen bed and kitchenette, one-bedroom suites, and larger bungalows with two bedrooms and two bathrooms. Some units have full kitchens (Beach Front Bungalow and the SOL and BAHIA Lodges), while most others offer a microwave, mini-fridge, and coffee machine. All rooms feature air conditioning, a flat-screen TV, a private bathroom with shower, and free toiletries. A few rooms have raised steps at the entrance and into the bathroom, and some bathrooms are compact. Road-facing rooms may hear traffic; bay-side rooms are quieter. Upper-floor units are accessed by stairs only; ground-floor options (units A, B, and D) are available.

Every room provides a coffee machine with complimentary pods. Two charcoal grills are available on the beach for guest use. A wide variety of restaurants, cafes, and bars are within a short walk, including Bitton Bistro Cafe, Overseas Kitchen, Elements Lounge & Restaurant, and Mrs. G's Ice Cream. A Publix supermarket is a 3-minute drive away for groceries.

The outdoor swimming pool is open year-round with sun loungers and towels provided; it is not heated and may be shaded in the afternoon. The private beach area features a small sandy section and a designated swim zone with hammocks, chairs, and tiki-covered seating. Free equipment includes kayaks, paddleboards, bicycles, fishing rods with bait (catch and release only), and live bait. Snorkeling is possible from the property but guests must bring their own equipment. Live music is offered free of charge on select evenings. A boat dock is available for an additional fee ($25/night, reservation required).

Free private parking is available on site without reservation. Wi-Fi is free in all areas of the property. Daily housekeeping is included and typically performed in the morning. There is no laundry facility on site; a coin laundry operates across the street. The property has no elevator, and some rooms require climbing stairs. Luggage storage may be available upon request. Accepted payment methods include American Express, Visa, Discover, and MasterCard. Bookings made directly carry a first-night non-refundable policy.
