The property sits on a narrow strip between Florida Bay and the Overseas Highway, so rooms near the road experience traffic noise. Rooms closer to the water are quieter and offer better views. The private beach area is about 30 steps from the water in the best-positioned cottages. A Subway, La Marea, and Las Olas Ceviche Bar are each 0.5 km away, making casual dining walkable. The John Pennekamp Coral Reef State Park and Tavernier Towne II Shopping Center are both 8 km away, best reached by car. Free on-site parking makes a car the most practical way to explore the area.

Room categories range from compact economy doubles to one-bedroom villas with separate seating areas, sofa beds, and full kitchens. Economy rooms are very small - barely enough space for two large suitcases - and some have no closet. Kitchens in the villas include cookware and utensils, though some units only have a microwave and refrigerator. Private bathrooms are included; some are very compact with low water pressure and dated fixtures. Noise isolation is poor - hallway and road sounds carry easily. Rooms are non-smoking throughout. Larger families or longer stays are best suited to the villa/apartment category with a kitchen and separate sleeping area. A limited number of rooms feature a terrace with garden views.

Breakfast is set out each morning in an open-air pavilion and includes a rotating selection of freshly baked muffins, homemade egg frittatas, yogurt, fresh fruit, and hot coffee or tea. Offerings are simple and not suited to guests with egg allergies or gluten-free needs - no hot dishes or a la carte options are available. There is no restaurant, bar, or room service on site. For other meals, vending machines offer drinks, and several casual restaurants, including Subway, La Marea, and Las Olas Ceviche Bar, are within 0.5 km on foot. The in-room kitchen or kitchenette in many units provides a practical alternative for self-catering.

The property has a small private beach area reserved for registered guests, with sun loungers, shaded seating, hammocks, and a floating raft for swimming. Free kayaks, canoeing, and snorkelling equipment are available - kayak use runs from 8:00 to 17:00. Fishing is allowed from the dock (catch and release only, a fishing license is required). Barbecue grills are provided for guest use, and the beachfront setting offers sunset views over the bay. There is no swimming pool, spa, gym, sauna, or organized entertainment.

Wi-Fi is free but may be weak or unavailable in rooms farthest from the office - best for web browsing and email rather than video streaming or work calls. Parking is free, on site, and does not require a reservation. Laundry facilities (washer and dryer) are available for guest use; tokens can be bought at the front desk. Hair dryers are available at the front office. No luggage storage or business center is confirmed. No airport shuttle. The front desk has limited hours; after hours key pickup is via a lockbox. There is no overnight staff on site. Payment can be made by American Express, Visa, or MasterCard.
