The hotel sits just 200 metres from the Duomo and 250 metres from Santa Maria Novella train station. The tram stop from the airport is at Piazza dell'Unità Italiana, also 200 metres away. The historic centre, museums, shops, and dozens of restaurants are all within walking distance. The surrounding streets are pedestrianised or narrow, so reaching the hotel by car requires coordination with a nearby garage to avoid ZTL fines. Rooms facing the street may pick up traffic and pedestrian noise; quieter rooms overlook the interior courtyard.

Each room includes a private bathroom with free toiletries, satellite TV, minibar, and air conditioning (operated seasonally). Some rooms preserve original frescoed ceilings and antique decor; others are simpler and may appear dated. Room sizes vary noticeably - some are large with high ceilings and parquet floors, while others are small. Sound insulation is limited, so noise from neighbouring rooms and the street can be heard. The hotel is formed from three historic buildings, so the layout involves corridors and two separate lifts for some rooms.
