Venice's main landmarks, restaurants, and shops are virtually outside the door. The nearest water-bus stop (San Marco-Vallaresso/Giardinetti reali) is a 5-minute walk, and the Alilaguna shuttle from Marco Polo Airport takes 75-85 minutes (€15 per person). Private water taxis, bookable through the concierge, run 25-30 minutes and cost €130-€160. For parking, cars must be left at Piazzale Roma (€30 per 24 hours), about 40 minutes on foot or a short vaporetto ride. Treviso Airport is 30 km away; a bus to Piazzale Roma then vaporetto line 2 is the most practical route.

Accommodation ranges from classic double/twin and superior rooms to triples and self-catering apartments. All rooms have private bathrooms with shower or bath, bidet, hairdryer, and free toiletries; superior rooms add bathrobes and slippers. Economy rooms are very small with limited natural light, while superior and canal-view rooms are more spacious. Soundproofing is effective in some rooms but corridor noise can be an issue in others. Rooms in the main building have lift access; annex rooms (50 metres away) require climbing stairs and have no lift. Some rooms have city views, but no rooms have balconies. Daily housekeeping is provided, and bedding/towels are changed regularly.

The hotel offers a breakfast buffet including hot and cold options, fruits, pastries, and gluten-free alternatives on request. Breakfast is included for hotel guests; annex/apartment guests pay €12-€20 per person. Some visitors find the breakfast adequate but note that the dining room can become crowded. Between 16:00 and 18:00, complimentary tea, coffee, and cake are served. The on-site Antico Pignolo restaurant serves classic Italian cuisine and has a wine cellar with over 900 labels, recognised with a Best of Award of Excellence. The bar serves cocktails, and in-room breakfast is also available. Several restaurants are within a 2-minute walk, including Ristorante Do Forni and Pasta & Pasta.

For relaxation, guests can use the reading room and TV lounge, or have a cocktail at the bar. The property does not have a spa, pool, or gym. Paid walking tours are available, and the concierge can help organise other activities such as visits to Murano (free speed-boat ride included for some guests). The central location makes it easy to explore Venice's sights on foot.
