The hotel is on a quiet street 300 metres from the Playhouse Theatre, with easy access to theatres, shops, and nightlife. The tram stop is a 5-minute walk, providing direct service to Edinburgh Airport. Bus stops are nearby, and most major attractions - including the Royal Mile, Edinburgh Castle, and Arthur's Seat - are within a 20-minute walk. The area is well served by restaurants and bars, with many options within a few minutes on foot.

Standard double rooms are small, with limited space around the bed and minimal storage; some have a double bed placed against walls, making navigation tight. Family rooms and apartments offer more space, with some featuring kitchenettes, washing machines, and separate living areas. Apartments (1-4 bedrooms) are available in both the main building and a separate mews, with some located in the basement - these can feel dated and have limited natural light. All rooms have windows, but many can only be opened slightly, and air circulation can be poor; fans are provided. Noise insulation is thin, particularly in older parts of the building. Hairdryers, irons, and ironing boards are available on request. There is no lift; rooms are accessed via stairs.

Breakfast is served Monday to Friday 7:00-10:00 and weekends 7:30-10:30. The buffet includes bread, pastries, cereals, fruit, and hot items like scrambled eggs, sausages, and beans. Quality and variety are basic; some find it adequate, while others prefer to eat at nearby cafés. The hotel does not have a restaurant, but a bar with a large-screen TV offers drinks (wine, beer, spirits) and a limited snack selection. Numerous restaurants and takeaways are within a 5-minute walk, including Jeremiah's Taproom, The Gardener's Cottage, and Curry Cafe.

The hotel has a 24-hour front desk with CCTV and key card access for security. Luggage storage is free on arrival and £1 per bag on departure. Housekeeping is provided daily for rooms; apartments are not serviced unless requested. Private parking is available for £15-20 per day, but only five spaces - first come, first served. Alternative paid parking at nearby Q-Park with a 40% discount. No airport shuttle. Cots are available for family rooms (one per room). No pets allowed. Payment by major credit cards accepted; a refundable damage deposit is required for apartments.
