Timbers Lodge is situated on the busy corner of Wears Valley Road and the Parkway, placing it within a short walk of The Island, outlet shopping, and dozens of restaurants. The Riverwalk trail runs behind the hotel along the Little Pigeon River, offering a paved path for morning strolls or dog walks. Downtown Gatlinburg is about 10 minutes by car, and Great Smoky Mountains National Park is roughly 16 km away. For transit, contact the Mass Trolley station in Pigeon Forge; the hotel does not operate an airport shuttle.

Rooms are designed with a rustic cabin feel, including hardwood-paneled walls and parquet floors. A private bathroom with a tub/shower combination is standard (rooms with walk-in showers are not available). In-room amenities include a microwave, full-size refrigerator, coffee maker, hairdryer, and flat-screen TV with cable. Select rooms offer a jacuzzi tub or a gas fireplace, while loft suites feature two bathrooms and a separate sleeping area upstairs-but note that lofts are on the third floor without elevator access in one building. Some rooms have kitchenette elements or a dining area. Room temperature is controlled by an individual air conditioning and heating unit, though some units may be noisier. Beds are generally reported as comfortable, but mattresses can vary; end rooms and those facing the main road are more exposed to traffic noise. Key-card operated doors, and some doors may not fit tightly. Lighting can be minimal, and some rooms lack USB ports.

The complimentary breakfast is available from 8:00 AM to 9:30 AM and consists of pre-packaged items such as cold cereal, oatmeal, yogurt, muffins, donuts, coffee, tea, milk, and juice. The hotel does not have a kitchen, so no hot food is prepared. Breakfast service is basic, but the surrounding area offers numerous dining options within walking distance, including Mel's Classic Diner, Paula Deen's Family Kitchen, and several pizza and yogurt shops. Coffee and tea are available in the common area throughout the day.

The hotel features an outdoor swimming pool that is open seasonally (typically summer months). The pool area includes a fence around the pool, sun loungers, and beach chairs, but it may be locked or unavailable outside the summer season. There is no gym, spa, or indoor pool. The property also provides outdoor furniture and wooden rocking chairs on the balcony for relaxing. The nearby Riverwalk trail is ideal for walking, jogging, or dog walking, and offers a peaceful creek-side setting.

Free Wi-Fi is available in all rooms and some public areas. Free private parking is provided on site, including accessible parking spaces, and no reservation is needed. The front desk is open 24 hours, but the office is only staffed from 8:00 AM to 11:00 PM; after-hours check-in must be arranged. An elevator is available in one building, but not the other-request a ground-floor room if needed. Accessible rooms with two queen beds are available upon request and are pet friendly. Daily housekeeping is provided for an additional $5 per day; however, rooms with a pet present will not be serviced-trash and used towels must be left outside the door for replacement. Additional services include luggage storage, vending machines, a business center with copy machine, and a designated smoking area rear by the river. Safety features include key card access, CCTV, smoke alarms, and fire extinguishers. Pets are allowed (dogs only, under 11.3 kg, with a non-refundable $25 per night fee). The hotel does not offer an airport shuttle, discounts, or senior rates.
