The inn sits one block off Pigeon Forge's main strip, set behind Dolly Parton's Stampede (300 m away), making it walkable to that dinner theater. Old Mill is 1 km, The Grand Majestic Theater 5 km, and Dollywood and Dollywood's Splash Country are both within 5 km. Gatlinburg is about a 10-minute drive. A trolley stop is within walking distance, providing car-free access to area attractions without a shuttle. The property is on the banks of the Little Pigeon River, offering river views from every balcony. Parking is free, with one space per room and accessible spots available.

Room types include standard double queen (two queen beds, no sofa bed or jetted tub), king with soaking tub and sofa bed (king bed, soaking/jetted tub, sofa bed, larger balcony), a fully accessible double queen room with grab bars, and a studio suite with a full kitchen, dining room, separate bedroom, and washer/dryer. Every room has a private bathroom and double vanities, so multiple people can get ready simultaneously. King suites often feature a jetted jacuzzi tub or soaking tub. Rooms are carpeted, and mattresses are firm. Road-facing rooms can carry noise; units with balconies over the river are quieter. The elevator is located outside the main building, which may be a convenience or security consideration. The property has undergone renovations, and while some rooms are recently updated, photos may not always reflect the latest condition.

The breakfast includes scrambled eggs, sausage, biscuits and gravy, make-your-own bear-shaped vanilla waffles, fresh fruit, yogurt, bananas, pastries, juices, and coffee. Additional items like cereal and breads are also available. The breakfast area has only five tables with limited seating; on busy mornings, some guests take their plates to their rooms or the balcony. No restaurant or bar operates on-site. A variety of dining options are within walking distance or a short drive, including Geno's Pizza, Cielito Lindo, Smoky Mountain Pancake House, and Krispy Kreme.

The outdoor pool is open seasonally from May through September, 10 a.m. to 11 p.m., and is fenced with pool towels provided. It is not heated. A fire pit with rocking chairs overlooks the Little Pigeon River for evening relaxation. Guests can fish from the riverbank (proper license required). Ducks, geese, herons, and occasionally beavers are common sights along the river, adding to the tranquil setting. There is no spa, fitness center, indoor pool, or jacuzzi. The pool area can feel small when busy, so late evening visits may offer a quieter experience.

WiFi is available throughout the property at no charge. Parking is free and reservation not needed, limited to one space per reserved room. The 24-hour front desk can assist with late arrivals and special requests. Pets are allowed for a fee of $15 per pet per night (plus tax), with a maximum of two pets per room and a weight limit of 80-45.4 kg. A small grassy area and sidewalk are available for pet walks.
