A bus stop immediately outside the property provides frequent services to Princes Street, Edinburgh Castle, and the Royal Mile. The city centre is a pleasant 25-30 minute walk through The Meadows park. Nearby, within a 5-minute walk, are several pubs, cafés, and restaurants, including The Old Bell Inn, Beetroot Sauvage, and Leslies Bar. The University of Edinburgh is an 18-minute walk away, and Holyrood Park is easily reachable on foot.

Rooms are compact but well-maintained, featuring a work desk, wardrobe, hairdryer, and carpeted floors. Bed options include double (123 cm wide), twin, triple, and quadruple configurations. All rooms have a private bathroom with a shower, and some rooms offer views over the garden or towards Arthur's Seat. The rooms are consistently described as comfortable and quiet, suitable for city-break travellers and those attending local events. Daily housekeeping includes fresh towels and replenishment of tea, coffee, and biscuits. Note that no rooms have a balcony.
