Situated in a quiet residential area, the guest house provides easy access to the city centre via bus routes 14, 21, and 23, which stop directly outside. The Royal Botanic Garden Edinburgh is within a 15-minute walk. A network of walking paths and cycle routes extends across the road, connecting to nearby shops and the seafront. For dining, several restaurants such as The Herringbone and The Inverleith are within a 5-minute walk, and a supermarket is about 10 minutes away on foot. The Christmas market area is approximately 2 km away, accessible by bus. For drivers, free street parking is available opposite the property, and the city centre is a 40-minute walk or a short bus ride away.

The guest house offers single, double, twin, and triple rooms. Each room features a private bathroom with a bath and shower, free toiletries, and a hairdryer. Rooms include a tea and coffee maker, a flat-screen TV, and heating. Some double, single, and triple rooms offer city views, including of Edinburgh Castle. Room sizes vary; some rooms have limited storage space with only a few hangers, and luggage may need to be placed on the floor. In some rooms, the water pressure can be low and hot water may take time to arrive. For better sleep quality, consider rear-facing rooms, as some road-facing rooms can experience traffic noise. There are no balconies, and stairs are the only access as there is no lift.

Tea, coffee, and milk are also provided. A full Scottish breakfast is a highlight. The breakfast room offers views of Edinburgh Castle. There is no on-site restaurant, but several dining options are within a 5-10 minute walk, including The Herringbone, The Inverleith, Café Montagu, and Bengal Spice.
