The property sits on the main parkway, making it easy to walk to Gatlinburg's shops, restaurants, and attractions without needing a car. Trolley stops are about one to two blocks away, providing access to the purple route and other lines. The Gatlinburg Convention Centre is a 15-minute walk. Pigeon Forge and Dollywood are a 15-minute drive. The downtown location means most sites are accessible on foot, and bears are occasionally seen on the property, so avoid leaving food in vehicles. Free on-site parking is available with reservation, which is especially useful for arriving by car and leaving it for the duration of your stay.

Room types include double rooms (with two double beds), king rooms (with or without a jetted tub or fireplace), deluxe king studios (loft-style with the bed upstairs, sitting area, and jetted tub downstairs), and apartments with two bedrooms, two bathrooms, a living room, and a kitchen. All rooms are air conditioned with carpeted floors, heating, tea and coffee facilities, and free Wi-Fi. Some rooms have balconies or chairs on a common walkway, but there are no private balconies. The property is older and has been recently renovated; however, some fixtures, carpets, and paint may show wear. Rooms facing the road or near the dumpster may have noise from traffic and early-morning garbage collection, while rooms on upper floors are quieter. A few rooms may have weak water pressure or jetted tubs that take time to fill. The elevator can be out of service during renovation periods, so guests on upper floors should be prepared to use stairs.

When the full breakfast is operating, it is served buffet-style in a dedicated breakfast room with tables and chairs. The menu rotates for longer stays and includes hot items such as scrambled eggs, bacon, sausage, waffles, biscuits and gravy, as well as cereal, toast, bagels, fresh fruit, coffee, orange juice, and apple juice. During periods when the health department permit is not active, the breakfast is a grab-and-go offering typically consisting of coffee and pastries or small donuts. Carry-out options are not always available later in the morning. The property does not have an on-site restaurant, but numerous dining options are within a five-minute walk, including Giovanni's, No Way Jose's, Ole Red, and El Sonador Mexican Restaurant.

The outdoor swimming pool is heated and uses saltwater, with a shallow end suitable for children. It is open seasonally from around March or April through October, weather permitting. Pool hours are 7:00 AM to 10:00 PM. The hot tub is also available. Sun loungers and beach chairs are provided around the pool, and pool towels are available. The property features a fitness center with equipment such as a cross-trainer, weights, and a treadmill. There is no spa on site.

Wi-Fi is free in all rooms and public areas. Parking is free and private, but one spot per room must be reserved in advance. The 24-hour front desk can assist with check-in, late arrivals, and special requests. Housekeeping is provided every third day of your stay unless you request more frequent service.
