The apartments sit at the heart of the city, just off Princes Street. Edinburgh Waverley rail station is 10 minutes away on foot, and Princes Street tram and bus stops are a 2-minute walk, providing direct routes to the airport and business districts. The Edinburgh Military Tattoo venue is 600 metres away, and the Fringe Festival is easily reached. Numerous restaurants, cafés and shops are within a short stroll, including TGI Fridays, Fazenda Rodizio and several others less than 300 metres away. The location is exceptionally walkable for all major attractions, though the walk up to the Old Town is steep.

Room types range from compact studios to spacious two-bedroom apartments, some with a private entrance and garden access. Each apartment includes a private bathroom with shower, hairdryer, and heated towel rail. Kitchenettes are equipped with a refrigerator, microwave, toaster, kettle, and utensils - tea and coffee are provided. Beds are either double or king-size, and some apartments include a sofa bed. A few units have a fireplace, castle views, or a semi-private courtyard. Please note that there is no air conditioning, and some apartments (especially basement and top-floor rooms) may experience temperature extremes. Stairs-only access (no lift) means that upper-floor rooms require carrying luggage. Some second bedrooms are compact and lack windows. Decor varies; some apartments show signs of wear.

The apartments do not have a restaurant or breakfast service. However, every room is equipped with a kitchenette (fridge, microwave, toaster, kettle) and basic cooking utensils, allowing you to prepare your own meals. Local eateries including Pret a Manger, Starbucks, and several independent cafés are within a one-minute walk. A 10% breakfast discount is available at a nearby café for apartment guests. Alternatively, Greggs and other bakeries on Princes Street provide quick breakfast options. The fully stocked kitchenettes make self-catering practical for longer stays.

The property offers a shared garden courtyard accessible from some ground-floor and basement apartments. This outdoor area is furnished with tables and chairs, providing a quiet spot to relax away from the street. There is no spa, gym, pool, or other fitness facilities on site. For leisure activities, Princes Street Gardens and the extensive green spaces of the New Town are within a few minutes' walk, and the Royal Botanic Garden is a pleasant 20-minute stroll.

Wi-Fi is free throughout the property, though some guests have found the connection unreliable. Luggage storage is available at reception before check-in and after check-out, and reception staff can assist with parking discount cards. A free laundry room with washer and dryer is located in the basement. Daily housekeeping is included (free of charge). The building has 24-hour security with CCTV, smoke alarms, and key code entry. There is no lift, and no air conditioning. Cots are available on request. The property accepts multiple credit cards (Visa, MasterCard, American Express, etc.) and does not require a security deposit. Pets are not permitted.
