The resort sits directly on the water with a private beach area and a boat ramp. Theater of the Sea is less than 10 minutes on foot, and Holiday Isle Marina is under 2 km away. Nearby restaurants (Ocean View Bar & Grill, Hogs Heaven) and the Post Card Inn are within a 1-5 minute walk. The location is convenient for exploring the Upper Keys, but traffic noise from the Overseas Highway is audible throughout the property, especially in rooms facing the road. Parking is free and on-site, reservation not needed; no airport shuttle is available.

Unit types range from studios and one-bedroom suites to villas. Some rooms feature kitchenettes with a stovetop, and rooms with balconies offer sea or partial sea views. Bed configurations include queen, king, and double beds; some rooms can accommodate rollaway beds or pack-and-plays. The villas are on the ground floor (pool/sea view, slightly smaller), while standard two-king rooms are on the second floor. Many units are updated and clean, but some are described as basic with minimal kitchen supplies (no plates, utensils, or cookware provided in many rooms). Most rooms lack a bathroom exhaust fan. Road-facing rooms can be noisy. The property has a flat-screen TV, free Wi-Fi, and daily housekeeping (by request), plus a launderette on site. The resort fee covers Wi-Fi.

Breakfast is self-service, with items generally available from 08:00 until supplies last. Offerings include toast, bagels, cereal, granola bars, hard-boiled eggs, yogurt, and coffee. There is no hot food, and seating indoors is limited to a few tables; many take breakfast to their room or the patio. The breakfast area may run out of items and restocking can be inconsistent. No restaurant or bar operates on site, but multiple dining options are within walking distance. No kitchen supplies are provided in rooms, so self-catering requires bringing your own plates, utensils, and cookware.

The pool is open year-round with a fence, pool/beach towels, sun umbrellas, and loungers. Complimentary kayaks, stand-up paddleboards, and bicycles are available-guests can also take snorkeling gear. On land, there are table tennis, cornhole, giant Jenga, and outdoor grills (charcoal/utensils not provided). The private beach area has lounge chairs but no shade structures or umbrellas; the water is not suitable for swimming (too shallow and stagnant). The motel's location allows for fishing off the dock (no equipment provided), and a boat ramp and dockage for boats up to 7.0 m are available for a fee.

Parking is free and on-site; reservations not required. A boat/trailer can be parked for $25 per day. Lobby hours are 07:00-21:00; after-hours check-in requires coordination. Luggage storage is free, and there is private check-in/out. A launderette is on site. The property is accessible with a wheelchair-accessible villa, an ADA pool lift, and accessible parking. Pets (dogs up to 18.1 kg, one per room) are allowed with a $100 cleaning fee per stay; they must be leashed and are not permitted in the pool area.
