The property sits on 1 hectares of prime upland directly on the Atlantic Ocean, with 12 wet slips for boat dockage. It is located 7 km from Dolphins Plus Key Largo and 14 km from John Pennekamp Coral Reef State Park, making it a convenient base for snorkelling, diving, and marine wildlife encounters. Miami International Airport is 87 km away. The surrounding area offers several public boat ramps within a short drive. The setting is south of the main Key Largo attractions, so a car is useful for exploring further north. Free private parking is available on site (reservation is not possible), and the lot is shared with the restaurant.

The four rooms are located on the second floor above the restaurant. The Beach Room, Aqua Room, and Honeymoon Suite each have a king-size bed, while the Shipmates Room has two full-size (double) beds. All rooms include a private bathroom, air conditioning, heating, a mini-fridge, a flat-screen TV, a coffee maker, a hairdryer, and an iron and ironing board. There are no phones in the rooms. The rooms share a semi-private sun terrace with chairs and a partial ocean view - Room 3 has a partially blocked view due to the thatch roof of the Tiki Bar below, and Room 4 has no direct ocean view. The accommodation is basic and uncluttered, suitable for short stays. Live music from the restaurant below can be heard in the rooms until about 10pm; some rooms are quieter than others. The balcony is a popular spot for watching the sunrise.

The Snappers Oceanfront Restaurant offers a menu of fresh local seafood including conch fritters, blackened mahi bites, ceviche, blue crab cakes, grouper sandwiches, and a range of grilled fish preparations. Hearty non-seafood options like a skirt steak, chicken wings, and a Key Largo cheeseburger are also available. The on-site Tiki Bar features ten beer taps, specialty cocktails, an extensive wine list, and five HD TVs. The Reef Bar is a covered indoor option. Live music is featured nightly Wednesday through Sunday. Breakfast is not served on site; the restaurant opens for lunch and dinner. Guests can bring their own breakfast and enjoy it on the shared terrace. The kitchen will also cook clean fish caught by guests.

There is no swimming pool, spa, or beach access on the property. The adjacent facility rents jet skis, clear-bottom kayaks, paddleboards, and snorkel gear for an additional charge. Diving, canoeing, and snorkelling are also available for an additional fee. The Tiki Bar and restaurant provide live music and live sports broadcasts free of charge. Evening entertainment such as happy hour is offered. The marina provides a scenic backdrop and dockage for guests arriving by boat. Fishing from the docks is not permitted.
