The hotel sits on Salizzada San Lio, a pedestrian-only street lined with shops and eateries. The Rialto water bus stop is a 3-5 minute walk, offering connections to Marco Polo airport (Alilaguna orange line, 1 hour), Santa Lucia train station (water bus line 2, 15 min), and parking at Piazzale Roma. A grocery store sits at the end of the block, and a famous gelato shop is next door. The area feels lively but quietens down at night in most rooms.

Rooms are on the small side-standard double/twin, compact single (80 cm bed), and a larger Double Superior. The family-run property uses traditional Venetian decor (wooden furniture, fabric walls). Amenities include a flat-screen TV, safe, minibar, and parquet floors. Some rooms overlook internal courtyards and are quieter; others face the pedestrian street and may let in ambient sound when windows are open. The building has no lift, but ground-floor and first-floor rooms (18 steps) are available by request. A few rooms feature a private terrace.

The breakfast buffet includes a varied selection: croissants, granola, yoghurt, fruit, sausages, eggs, sliced meats, cheeses, juices, and hot drinks. Fresh coffee and tea are available free of charge in the ground-floor bar room throughout the day. There is no on-site restaurant for other meals, but seven restaurants are within a 5-minute walk (including Trattoria Da Bruno and Osteria Alle Testiere), plus several pizzerias and the famous gelateria next door. In-room breakfast can be arranged.

Leisure facilities are limited to the on-site bar/lounge, where complimentary tea and coffee are always available. A TV lounge is also provided for guest use.

The 24-hour front desk staff can arrange private gondola rides, water taxis, and trips to Murano glass factories. Luggage storage is free and available before check-in and after check-out.
