The hotel is on a quiet side street off a busy thoroughfare with tourist shops, restaurants, and a supermarket. The Ferrovia vaporetto stop is a 5-minute walk for water-bus access across Venice. Piazzale Roma, where airport buses and taxis arrive, is 7 minutes on foot. St. Mark's Square is 2 km away and reachable on foot or by vaporetto. The location is ideal for train travellers and those wanting a quieter base outside the most crowded tourist zones, with easy access to public transport and many dining options within 300 metres.

Each room has a private bathroom, minibar, satellite TV, free Wi-Fi, air conditioning (seasonal), heating, and a hairdryer. Quad rooms offer either one double bed and two singles, or four singles. Some rooms have a bathtub, some a shower, and a few have a hot tub; specific bathroom preferences should be noted at booking. Room conditions are inconsistent: some are spacious and well-appointed with high ceilings and garden views, while others are small, dated, and dark. Road-facing or garden-facing rooms can be quiet, but poor soundproofing between floors is a concern. No rooms have a balcony. The hotel is equipped with a lift.

Breakfast is included in the rate and offers a wide buffet with pastries, breads, meats, cheeses, eggs, yoghurt, fruit, cereals, and hot drinks. The breakfast room can be cramped at peak times, with tightly packed tables. During warmer months, breakfast can be taken in the courtyard garden.
