The 3Arena is a 7-minute walk to the Luas stop (10-minute ride) or a 40-minute walk. Parnell Square and the Hugh Lane Gallery are right across the road. Several bus routes stop directly outside the hotel, and the Air-Link 747 (€7 single, €12 return) from the airport stops a 5-minute walk away on O'Connell Street. Parking is not available on site but a ParkRite car park on Loftus Lane (€10/24h) is a 5-minute walk; discounted tickets are sold at reception.

All rooms have private bathrooms, some with a bathtub (subject to availability - must be requested in advance). The property offers twin, double, triple and quadruple configurations as well as a single room. Standard room sizes are compact (around 15 m2), especially on the ground and lower floors; rooms on the 5th floor can feel more spacious. Each room is equipped with an electric kettle, flat-screen TV with cable channels, free toiletries, chocolate, a wardrobe, a safe deposit box, and an ironing board. Some rooms are recently renovated with modern shower fittings, while others retain older fixtures and decor. Soundproofing between rooms and from the corridor is limited, so light sleepers may want to request a room away from the road and on an upper floor. The building's age means some floors slope noticeably. Not all rooms have windows that open fully.

The breakfast buffet includes bacon, scrambled eggs, beans, freshly baked bread and pastries, cereals, fruit, and continental options, with unlimited filter coffee and tea. It is served in a small dining room. There is no restaurant on site apart from a small bar in the lobby serving drinks and limited food (snacks, pre-packed pizza). For those with food intolerances, options may be limited.
